Ping Yi Court offers good balloting odds in the Oct 2025 BTO launch, with lower application rates than nearby projects.

When you think of the East, you might picture housing estates such as Tampines, Pasir Ris, or even Marine Parade. What may not immediately come to mind is Chai Chee, which is rather peculiar, because it’s actually the first HDB estate to be built in the eastern part of Singapore.

Nestled within the town of Bedok, Chai Chee is a quaint residential estate home to several HDB developments, along with neighbouring landed enclaves in Siglap and Kembangan. It will soon see a fresh addition in the form of Ping Yi Court, a Standard BTO project featured in the ongoing October 2025 BTO sales exercise.

If you’ve been eyeing a BTO in the East but don’t want to live too far from central Singapore, Ping Yi Court might just be the right fit for you.

862 flats on offer with shorter waiting times

Located along Chai Chee Street, Ping Yi Court is an 862-unit HDB development comprising five residential blocks of 15 storeys each, offering a full range of unit types from 2-room Flexi to 5-room and 3Gen flats. Unlike some BTO projects where the blocks are clustered together, Ping Yi Court’s blocks are thoughtfully arranged along the site’s perimeter to form a courtyard layout with shared spaces for residents to gather and connect. The development also includes communal facilities such as playgrounds, fitness stations, a roof garden, and even a preschool.

Fun fact: the site where Ping Yi Court now stands used to house Ping Yi Secondary School, which is how it got its name.

Another perk of Ping Yi Court is that it’s one of 4 BTO projects in this sales exercise featuring Shorter Waiting Time flats. With an estimated waiting time of just 33 months, it’s ideal for those looking to move into their own home quickly without the long wait typical of other projects.

The project also includes a range of eco-friendly features designed to promote green and sustainable living. These are standard across most new BTO projects and include smart lighting in common areas, regenerative lifts to reduce energy consumption, additional car park lots for electric vehicles, and Active, Beautiful, Clean Waters (ABC Waters) design features that help clean rainwater while enhancing the landscape.

The last BTO launched in the Chai Chee estate was the 1,234-unit Chai Chee Green, introduced in the December 2023 BTO sales exercise. It’s located just across the road from Ping Yi Court along Chai Chee Street.

Favourable location close to amenities, schools & public transport

Ping Yi Court’s location may not be the most convenient compared to some other projects in this BTO exercise, but it still offers several positives depending on your lifestyle and priorities.

The elephant in the room is undoubtedly the fact that it is not within walking distance of any MRT station. Technically, it is still walkable, but most would find it a tad too far and would instead rely on a bus to get to and from Ping Yi Court. The closest MRT stations would be either Kembangan or Bedok, both of which are part of the East-West Line. Slightly further away is Bedok North MRT, which is part of the Downtown Line. So, apart from the minor inconvenience of having to take a bus to these stations, you actually have quite good rail connectivity to other parts of Singapore, especially via the Downtown Line for those commuting to the CBD.

The main hub of activity would be Bedok Mall, which is adjacent to Bedok MRT station. There, you have a whole range of retail shops, food outlets, and other amenities, as well as the main Bedok Town Centre and hawker centre. Also in the vicinity is Heartbeat@Bedok, which has several other amenities such as Kampong Chai Chee Community Club, Bedok Public Library, Bedok Swimming Complex, a polyclinic, a sports centre, and eldercare facilities. Slightly further away is Bedok Stadium and Sports Complex, which has an indoor hall, tennis courts, a gym, and more.

As for schools, the options include Fengshan Primary School, Yu Neng Primary School, Red Swastika School, and Bedok Green Secondary School, all of which are a short bus ride away.

Because of its rather favourable location, Ping Yi Court has been priced accordingly, and it is the most expensive out of all the Standard projects in this launch.

Here’s how Ping Yi Court stacks up against Chai Chee Green in terms of prices:

Given that the two projects are relatively close to each other, it is interesting to see that Ping Yi Court is priced considerably higher than Chai Chee Green in just a span of two years. Our guess is that the increase is due to the general appreciation in property values in the area, coupled with further transformation and development of the surrounding estate.

How popular will units be?

There’s some good news if you’re looking to apply for a unit at Ping Yi Court. Based on past data from Chai Chee Green, it seems that the location isn’t as highly sought after, probably because it is away from both any MRT station and the main hub of activity (e.g. a town centre).

Chai Chee Green’s flats saw an application rate of 0.7 for 3-room flats, 0.8 for 4-room flats, and 1.1 for 5-room flats among first-time applicants. This more or less means that if you ballot for a flat, you should be able to select one—though depending on your queue number, all the choice units might be snapped up first.

With 862 units on offer at Ping Yi Court, our guess is that your balloting chances should be fairly good to at least get the opportunity to select a flat, especially if you’re gunning for a 4-room or smaller unit, as 5-room flats generally see much higher application rates.

Ping Yi Court—A pricier option, but worth it if you’re looking for capital appreciation & a more serene environment

While Ping Yi Court does not enjoy the advantages of being right next to an MRT station, mall, or town centre, that can also be a positive, especially for homebuyers looking for a quieter, more laid-back environment away from the hustle and bustle.

Despite lacking these locational attributes, it is still priced the highest among all the Standard BTO projects in this exercise, reflecting the strong prices commanded by residential properties in the area and the potential for decent capital appreciation in the long run. Plus, with the project offering Shorter Waiting Time flats, buyers might be drawn to Ping Yi Court as they wouldn’t have to wait too long to move into their new home.
