Expected to TOP in 2028, Otto Place will be the second EC in Tengah, following the launch of Copen Grand earlier in 2022. Comprising 598 units spanning across 17,122.6 sqm of land, the development is marketed as contemporary elegance meets urban convenience; a standout in Tengah’s vision as a green residential estate.

According to the developers, Otto Place is all about location. You’ll be right in the heart of Tengah’s transformation, with easy access to future hotspots like Jurong Lake District and Jurong Innovation District.

Wondering how Otto Place got its name? Well, “otto” means “8” in Italian, representative of the 8 blocks that make up the project. It also happens to mean “prosperity” or “good fortune” in German, so you could say the name of the development is as meaningful as it is auspicious.

As you may already know, the entire Tengah estate is divided into 5 districts: Plantation, Garden, Park, Brickland, and Forest Hill. Each district has its own unique character, but they all share a common theme of greenery and sustainability, as part of HDB’s plans for Tengah to be a “Forest Town” of sorts.

Otto Place will be the first EC in the Plantation district, while Copen Grand, which launched in 2022, sits not too far away in the neighbouring Garden district.

With Tengah still in the early stages of development, Otto Place is fairly suitable for those who want to capitalise on the first-mover advantage. But more on that later!

Strategically located in the heart of the Western region of Singapore

Location-wise, Otto Place EC is situated at the southern tip of Tengah, bordering the likes of Bukit Batok and Boon Lay. Its official address sits along Plantation Crescent, a connecting road between Tengah Boulevard and Tengah Garden Avenue.

Once completed, the closest MRT station to Otto Place will be Tengah Park MRT on the upcoming Jurong Region Line (JRL) set to launch operations in 2029. The JRL will be pivotal for residents in Tengah as it provides connectivity to other interchange stations such as Jurong East, Choa Chu Kang, and Boon Lay, with seamless transfers to both the North-South Line and East-West Line. 

Plus, you’ll just be a bus ride away from the upcoming Jurong Lake District MRT Station, part of the future Cross Island Line.

Drivers should also find Otto Place decently accessible, with the PIE and KJE highways just minutes away. The EC can be accessed via major roads such as Bukit Batok Road and Jurong Town Hall Road.

Since Tengah is still very much a work in progress, don’t be surprised if your visit today greets you with the sight and sound of ongoing construction. Plenty of HDB blocks are still being erected, and construction of the track and viaduct of the JRL is also underway.

Presently, there are already people living in Tengah (in the HDBs), but you might have read news reports about some early challenges, such as the lack of amenities, poor mobile service connectivity, inadequate bus services, and other everyday living issues. Perfectly understandable, of course, and part and parcel of being among the first to move into a developing estate. 

But it will get better over time, and by the time Otto Place is ready to TOP, a decent amount of infrastructure and amenities should already be up to make living in Tengah more attractive.

In the future, Tengah will be well-stocked with plenty of amenities to serve the needs of its residents, just like any other residential estate. Apart from the usual provision shops and mamak shops, plans are already in place for 2 small shopping malls—Tengah Mall and Plantation Plaza—bringing retail, dining, and lifestyle options to your doorstep.

You can also head over to nearby hubs like Jurong East—home to JEM, Westgate, and IMM—or Bukit Batok’s West Mall. Once the Jurong Lake District is up and running, there will also be a new integrated transport hub, waterfront entertainment zones, and commercial shops—certainly exciting times ahead!

As a Forest Town, you can also expect cool features such as community parks, farms, and other green spaces throughout Tengah’s districts. These will provide residents plenty of breathing space for leisure and exercise as well as community interaction.

The closest primary schools to Otto Place will be Princess Elizabeth Primary School, Jurong Primary School and Yuhua Primary School, all of which are within the all-important 1km radius. And of course, the much-talked-about move of AngloChinese School (Primary)  to Tengah in 2030 adds even more prestige to the area, though the new ACS campus may sit outside the 1km radius zone.

Here’s something interesting about Otto Place: it only has large 3-bedroom and 4-bedroom units, which is fairly common for ECs but rare for private condos. That’s because ECs are generally designed for families and owner-occupiers, and not for those looking to invest and rent out (you can’t anyway, at least not for the first 5 years).

In terms of layout, the units are fairly standard as far as ECs go. You’ll get the familiar squarish layouts that homeowners love, since they make it much easier when planning renovations and placing furniture.

According to the developer’s brochure, the master bedrooms can easily accommodate a king-sized bed, while the common bedrooms can fit a queen-sized bed with space to spare for side tables. Each bedroom also comes with a full-height wardrobe.

Quality fittings & eco-friendly features

The entire Otto Place EC is designed with sustainability in mind, and so units are also fitted with eco-friendly features without compromising on style and elegance.

For instance, bathrooms come with premium fittings from Bravat and Hansgrohe, and the kitchen areas are also fitted with high-quality appliances from top German brand Kuche. Units are also equipped with a whole range of green features, such as smart doorbells, air-conditioning systems, door locks, and more, all accessible through a mobile app.

On the sustainability front, Otto Place has been thoughtfully designed with both the environment and residents’ well-being in mind. For starters, the units come with low-VOC (Volatile Organic Compound) paint finishes, which means better indoor air quality. Rooftops are also fitted with solar panels, which help to generate renewable energy for common areas.

In addition, features such as balcony screens, blinds, and sound-treated ceilings have been included in units to help reduce noise from the nearby PIE highway and JRL.

Site layout & facilities

As mentioned earlier, Otto Place comprises 8 residential blocks, with communal facilities nestled in the middle. The blocks are oriented in a North-South direction, which helps minimise direct sun exposure and encourages natural cross-wind ventilation. You might also be interested to know that each floor will only have 4 units maximum, which is an added element of privacy, thanks to less corridor traffic.

As with all condo projects, the key highlight of Otto Place lies in its facilities. Spread across 8 thoughtfully designed landscape zones, the condo offers a wide variety of spaces that bring a little luxury to your everyday living.

At the heart of Otto Places lies a luxurious 50m lap pool, flanked by club and function rooms, reading and work lounges, a gourmet dining lounge, and the gym. Of course, lush greenery and landscaping are interspersed throughout the development, giving it serious resort-like vibes.

Looking at the site map, you’ll notice that there is a second, smaller pool next to Blocks 28 and 30. This is, in fact, a dedicated family and children’s pool, designed for the little ones to have fun splashing about. It’s paired with outdoor play areas and an indoor party room.

Oh, before we forget, Otto Place also boasts sky terraces located on Levels 16 and 17. These elevated spaces feature yoga decks, reading corners, and quiet gardens with panoramic views.

How much will units at Otto Place cost?

At the time of writing, prices for units have not been officially released yet. However, we can look to past data for an idea of what prices will look like. 

A natural point of comparison would be Copen Grand EC, which was launched in October 2022. On its launch day, it sold at an average of $1,300 psf—that worked out to about $1.18M for a 3-bedroom deluxe, $1.28M for a 3-bedroom premium, $1.48M for a 4-bedroom deluxe, and $1.58M for a 4-bedroom premium. Bear in mind that when Copen Grand launched, Tengah was still very much in its early days, with far less infrastructure than what’s in place now. That progress is likely to be reflected in Otto Place’s launch price.

Another basis of comparison would be Aurelle of Tampines EC, launched in April 2025, which saw a full sell-out on launch day, with average prices of $1,766 psf. This set a new benchmark launch price for ECs.

With these trends in mind, it wouldn’t be surprising if Otto Place comes in higher than Copen Grand, ranging from the low $1,3XX psf region to possibly around $1,6XX psf, depending on unit type and facing.

Otto Place public preview now open

If all of that has got you excited, then good news—Otto Place is already available for public preview.

The showflat is open to the public, with the e-application window running until 15th July 2025. Prices are expected to be officially released on 16th July, and balloting will also begin then. Bookings are expected to commence on 19th July.
