Chencharu Green and Chencharu Vines—An overview of what to expect
A growing demand for homes in the northern regions of Singapore has been observed in recent times. In response, the government announced plans to further develop the Chencharu neighbourhood, with 10,000 new homes expected to be built by 2040. Of these, 80% will be public housing.
The first Chencharu BTO project was launched in June 2024, offering shorter waiting times of 44 and 45 months. Following in its footsteps, Chencharu Green and Chencharu Vines are set to offer even shorter waiting times, with estimates of 37 and 38 months, respectively. For those with urgent housing needs, these projects present an appealing option.
Let’s take a closer look at these two Yishun BTO projects, both located within walking distance of each other, in the February 2025 launch.

Chencharu Vines is bounded by Sembawang Road and Bah Soon Pah Road. This Yishun BTO project for the February 2025 launch offers 848 units for sale and is the larger of the two Yishun BTO launches this month.
It comprises seven residential blocks ranging from 13 to 14 storeys in height, with 848 units that include 2-room Flexi, 3-room, 4-room, and 5-room flats. The unit mix breakdown for Chencharu Vines is as follows:

The median resale prices for Yishun homes in Q4 2024 are $430,000 for 3-room resale flats, $560,000 for 4-room resale flats, and $705,000 for 5-room resale flats. Bearing these price points in mind, it is evident that the new Chencharu Vines BTO units are affordably priced:

Chencharu Green is bounded by Chencharu Link, Bah Soon Pah Close, and Bah Soon Pah Road. A total of 683 BTO flats are spread across four residential blocks of 15 storeys. Here is the unit mix breakdown:

- 2-room Flexi (Type 2): 124 units
- 4-room: 271 units
- 5-room: 247 units

As Standard flats, both Chencharu Green and Chencharu Vines have a 5-year Minimum Occupation Period (MOP) and the least strict resale stipulations. This BTO categorisation and the flats’ location may lead some homeowners to view the Yishun Feb 2025 BTO projects as ‘starter homes’. And if current trends are anything to go by, we won’t be surprised if homeowners sell their property to make a profit before investing in their second home.
According to the HDB website, here are the prices for Chencharu Green homes:
- 2-room Flexi (Type 1): $37,000 – $137,000

Both Chencharu Feb 2025 BTO projects occupy a central location within the estate. They are within walking distance of an upcoming integrated development, which will include a bus interchange, shops, and a hawker centre.
Chencharu Vines will have a supermarket, a pre-school, and a residents’ network centre. Future residents of Chencharu Green will also have their own pre-school but will need to make a short walk over to the neighbouring project to access the broader amenities.
Regardless, those who live in the Chencharu neighbourhood will enjoy a wide range of facilities right at their doorstep. Should they wish for more dining and shopping options, they can simply travel to nearby Khatib Central, Wisteria Mall, Northpoint City, and Yishun Park Hawker Centre.
15-minute walk from Khatib MRT station
Getting to the city centre is quite convenient for those living in Chencharu Green and Chencharu Vines. The nearest MRT station is Khatib MRT station, a 15-minute walk or 7-minute cycle from the two projects. Of the two Yishun BTO Feb 2025 sites, Chencharu Green is slightly closer to the North-South Line station.
From Khatib MRT station, Bishan MRT station (North-South Line and Circle Line) is three stops away; Newton MRT station (North-South Line and Downtown Line) is seven stops away; Orchard MRT station (North-South Line and Thomson-East Coast Line) is 8 stops away.
For those who drive, the Central Expressway provides a direct route to the Central Business District.

Peiying Primary School, Naval Base Secondary School, Chung Cheng High School (Yishun), Orchid Park Secondary School, and Yishun Innova Junior College are within 2km of the 2 BTO projects.
Having primary, secondary, and tertiary schools in the area is a bonus for families who want to live in Yishun for a long time. Plus, the thrill of a short commute home from school will never wane.
Applying for the Yishun Feb 2025 BTO launches
Alongside the Woodlands North Verge BTO flats, these two Yishun BTO projects are the only other options which have five-room flats. It’s worth mentioning that the relatively good connectivity of the Yishun BTO Feb 2025 flats offer a decent compromise between cost, size, and location.
Families with a preference for larger living spaces and don’t mind living in the north will likely favour these homes. Of the two Yishun Feb 2025 BTO launches, Chencharu Green may prove to be the more popular option due to the project’s size and proximity to amenities.
