It’s probably no surprise now that Bidadari has established itself as one of the most coveted residential estates to live in, comparable to traditional crowd favourites in the central region such as Queenstown, Outram, or even Tanjong Pagar. Once a relatively affordable Build-To-Order estate, Bidadari is fast becoming a hot commodity for homebuyers, with HDB resale prices now pushing the boundaries of what most Singaporeans expect to pay for a 3-room HDB.

Speaking of which, a modest-sized 3-room flat in Bidadari has just recently sold for a jaw-dropping $900,000. This is a price once reserved for much larger flats or those located within the core or rest of the central region of Singapore! The sharp rise in the value of flats in the estate signals growing demand for flats in Bidadari itself, which could potentially see itself becoming one of the most expensive HDB estates in the not-too-distant future.

According to data from the HDB, the sale which took place just last month involved a 68 sqm (731sqft) 3-room flat located between the 10th and 12th storeys of Blk 101A Bidadari Park Drive. It exchanged hands for a cool $900,000, setting the highest transacted price for flats at Bidadari Park Drive itself. The block is part of an HDB project called Bidadari Alkaff CourtView.

With a remaining lease of just under 95 years, this indicates it had just crossed its MOP and was sold by its original owners. How much profit would they have made? Well, considering that 3-room flats were sold at between $297,000 and $385,000 at launch, we can easily estimate that its original owners certainly earned almost 200% in profit.

Now, it’s probably worth mentioning that this isn’t exactly the first time a 3-room flat at Bidadari has been sold for $900K. In fact, last December 2024, another 3-room flat located at Blk 115C Alkaff Crescent in the Bidadari estate was sold for the exact same price, setting the record at that time for being the most expensive 3-room flat in the estate. With a size of about 764sqft, its price came to about $1,178 psf, which is significantly higher than the average of about $560 to $580 psf for resale 3-room flats.

However, it seems that more and more 3-room flats in Singapore are crossing the $900K threshold. According to reports, up to November this year, there had been at least four 3-room flat transactions resold at prices of at least $900,000. This is up from the first and only such sale last year. We are likely to see more of such sales in the future as the market evolves.

That said, before alarm bells start ringing, rest assured that it certainly won’t be the norm. Most 3-room resale flats are sold well below $900K. According to reports, 3-room flats that sold for at least $800,000 accounted for only 1.8% of all 3-room sales transactions. As you would expect, the more expensive ones tend to be the exceptions—think of favourable attributes such as being on higher floors, centrally located near MRT stations, proximity to brand-name schools, availability of amenities, and even having significantly longer remaining leases.

So, what makes our Bidadari Park Drive flat so appealing to attract such a high price?

Well, for starters, the block is right next to Woodleigh Mall, which houses a bus interchange, a hawker centre, and plenty of F&B outlets and retail shops. Public transport connectivity is also a huge factor: the estate is well-served by several bus services that make commuting to other parts of Singapore relatively easy. The block is also right next to Woodleigh MRT station, which sits along the North-East Line and is just one stop away from Serangoon station, an interchange station with the Circle Line. Bartley MRT station, which also sits on the Circle Line, is just a short bus ride away.

Another highlight of Bidadari estate is the iconic Bidadari Park and Alkaff Lake, which attracts not just Bidadari residents but also others. It is a 13 hectare park featuring woodland, marshland, walking trails, wetlands, and a lake, giving residents a leafy, tranquil environment to enjoy amidst the flora and fauna.

Of course, the availability of several brand-name schools within its 1km and 2km radius only increases its appeal, with the likes of Cedar Primary School, Maris Stella High School (Primary and Secondary), Cedar Girls’ Secondary School, and St Andrew’s Primary and Secondary Schools in close proximity.

If you were so inclined to see what’s available on the market, the good news is that there are several listings online. Of course, two that caught our attention were similar 3-room flats in the same block, being listed for $960K and even right up to $999K respectively. Granted these prices are negotiable, but if they do get sold they might just become the next record holder for 3-room flats in Bidadari.

Of course, there are some slightly cheaper alternatives as well. We came across two which were priced below $900K, including one that is on the cheaper side of $800K. These are likely priced lower because they are either on the lower floors, or facing an unfavourable direction. However, given the block’s amazing locational attributes, being on a lower floor or facing in a certain orientation shouldn’t be a huge deterrence.

Will we see a $1M dollar 3-room flat soon?

With the way prices of HDB flats in Bidadari are going, that isn’t too far-fetched a question to ask.

Currently, the record holder for most expensive 3-room flat in Singapore belongs to one at SkyParc @ Dawson in Queenstown, sold for $935,000 earlier in April this year. Not surprising really, given that it’s in a very central location close to the CBD and also home to plenty of expensive private homes.

Now that we have already seen more than one $900K transaction for a 3-room flat in Bidadari, you probably can expect more of such transactions to follow suit, given that that price point will serve as a sort of benchmark for 3-room flats in the estate. While it may still be some time away before we see a $1M 3-room flat here in Singapore, it really is a matter of when and not if, and when that time comes, it will truly be a new era for the resale market.
